Kangana Ranaut Sells Controversial Pali Hill Bungalow, Nets Significant Profit

Bollywood actor and BJP MP Kangana Ranaut has sold her bungalow in the upscale Pali Hill area of Bandra, Mumbai, for a whopping ₹32 crore. The property, which gained public attention during a controversy involving the Brihanmumbai Municipal Corporation (BMC), was sold to Shweta Bathija, a partner in Kamalini Holdings, based in Coimbatore, Tamil Nadu. The sale was registered on September 5, 2024, with a stamp duty of ₹1.92 crore and a registration fee of ₹30,000.

A Significant Return on Investment

Ranaut purchased the bungalow in September 2017 for ₹20.7 crore, and the recent sale reflects a total return of 55%, translating into a Compound Annual Growth Rate (CAGR) of 6.4%. The bungalow, which has a built-up area of 3,075 sq ft and includes a parking space of 565 sq ft, was also used as the office for her production company, Manikarnika Films. In December 2022, Ranaut took a loan of ₹27 crore from ICICI Bank against the property.

Pali Hill: Bollywood’s Elite Address

Pali Hill, known for its Bollywood connections, has been home to numerous celebrities, including the late Sunil and Nargis Dutt, Rishi Kapoor, Neetu Singh, Aamir Khan, and Sanjay Dutt. The area remains a prime real estate destination, with luxury housing projects often commanding prices of ₹1 lakh per sq ft or more.

Controversy Surrounding the Property

Ranaut’s Pali Hill bungalow became the center of a legal battle in 2020 when the BMC partially demolished the property, citing unauthorized construction. The demolition followed a series of tweets from Ranaut that criticized the Mumbai police, which stirred tensions with the then Shiv Sena-led Maharashtra government. She filed a petition against the BMC, alleging that the demolition was an act of malice. While she initially sought compensation for the damage, Ranaut later stated in an interview that she no longer wanted compensation, as it would come from taxpayers' money.

Ranaut’s Recent Real Estate Moves

In addition to selling the Pali Hill property, Kangana Ranaut has been making other real estate investments. She recently purchased an office space in Mumbai's Andheri area for ₹1.56 crore. The 407 sq ft office, located on the 19th floor of a building named Arch One, was bought at a rate of ₹38,391 per sq ft.
